A lot of buyers start in Rochester and then ask, "What about Kasson?" Fair question. You're usually trading some drive time for more house or more yard. Here's how I'd weigh it.
Where Kasson is
Kasson is west of Rochester on Highway 14, past Byron. It's in Dodge County, which matters for property taxes. Mantorville, the county seat, is just north. Rochester and Byron are in Olmsted County. Kasson and Mantorville share the Kasson-Mantorville school district.
Who Kasson usually fits
Kasson tends to fit buyers who want a little more space for the payment, a quieter street, or a yard that doesn't feel squeezed, and who can live with a drive into Rochester for work or appointments. If a big garage or a fenced yard is on your must-have list, it's worth a look.
Who stays in Rochester
Rochester usually wins when short drives matter more than lot size. If you work downtown, have kids in activities across town, or just don't want to plan your day around Highway 14, staying in the city keeps the calendar simpler. Rochester also has the widest mix of houses, from older homes near the center to newer subdivisions on the edges.
Byron is in between
Byron sits between the two on Highway 14, still in Olmsted County. Buyers who like the idea of Kasson but want a shorter drive often end up looking at Byron too. I'd put a few houses from each on the same tour.
Do the commute test
Drive time isn't only miles. It's when you leave and which roads you take. Before you fall for a house outside the city, drive it at the time you'd actually leave for work. Do it again in your head for a January morning.
I'll ask for your work address early. A house that looks close on a map can feel different at 7:15 a.m. in the snow.
What you tend to find in each
In Rochester you'll see more established neighborhoods and resale homes of every age. Outside the city you may see larger lots and newer builds. If you're open to building, that's where the Build conversation overlaps with buying. If you'd rather buy an older Rochester house and update it, I can get an H&H estimate on the work before you write an offer.
Taxes and schools: check them yourself
I won't guess at tax bills or school rankings. Property taxes depend on the parcel, so look up the actual house on the Dodge County or Olmsted County property tax site. For schools, check boundaries with the district directly: Kasson-Mantorville, Byron, or Rochester Public Schools. Boundaries don't always follow city lines.
