    Recent sales near you that match on size, age, and condition, plus what's active and pending right now.

  3. I may ask a few questions

    Roof and furnace age, updates, the basement. If it helps, I'll offer to walk through. Your call.

  4. You get a text

    A price range, the sales behind it, and a rough net after your payoff and costs.

Why not an online estimate?

What an algorithm can't see.

Online estimates work from public records and nearby sales. They don't know your kitchen was redone last year, that the basement leaks, or that you back up to a busy road. Two houses with the same square footage on the same street can sell for very different numbers.

I look at the house and at the sales a buyer's agent and an appraiser will use. That gets you a number you can plan with.

    No. It's a pricing opinion from a licensed real estate professional, based on recent sales. Appraisals are done by licensed appraisers, usually ordered by the buyer's lender.

  • Will you keep calling me?

    You'll get a text with your range. After that, it's your call whether we talk more.

  • How accurate is the range?

    It's based on real sales near you and the condition you describe. The market sets the final price. If I walk through the house, the range gets tighter.

  • What if I'm not selling for a year?

    Send it anyway. You'll know where you stand, and I can update the number closer to your move.
